Rental Qualifications and Requirements

Lafayette Communities and River Hill Apartments LLC supports The Fair Housing Act as amended, prohibiting discrimination in housing on race, creed,color, religion, sex, national origin, handicap, familial status or sexual orientation. Applications must be submitted by each person over the age of 18, even if living with a parent or guardian. The following standards will be required from every applicant.

Number of Occupants

Two Person Maximum Occupancy per Bedroom (unless otherwise dictated by State of Federal Law)

Automatic Denial

Application will be denied for any of the following:

  • False Social Security number
  • Housing Debt/Upaid Eviction

Credit Scoring

Information about you and your credit, such as bill paying history, the number and type of accounts, late payments, collection accounts, outstanding debt and the age of your accounts are collected from your credit report.

Rental History

Applicant must have 24 months verifiable rental history. Documented unpaid eviction will result in immediate denial.

Employment

Applicant must have (12) months verifiable employment history or a letter of employment from new employer if relocating for employment. If applicant is a student, proof of ability to pay rent must be provided and/or a cosigner will be required.

Income

Applicants income must be three (3) times the monthly rent amount. Co-signer income must be five (5) times the monthly rent amount. Income must be verified by one or more of the following:

  • Letter of employment
  • Most recent pay stubs (one month)
  • Two (2) most recent bank statements or last year’s tax returns if self employed

Criminal History

Applicant will be denied for the following:

  • Felony conviction, serving deferred adjudication or case pending, no time limit.
  • Misdemeanor conviction, serving deferred adjudication for theft of property, damage to property, violence and injury to persons or sexual offenses, no time limit. Drug violations within 7 years from completion of sentence.

Roommates

Qualify for income jointly: each roommate must qualify individually in all other areas.

Pet Policy

We are a pet friendly community with a $300.00 non-refundable pet fee with a monthly pet charge of $15.00 for a pet 15 lbs. and under and $25.00 for a pet over 16 lbs. Breed restrictions apply.

Utilities

Utilities must be set up in the resident’s name prior to move-in.

Insurance

Proof of rental insurance is required at check-in with River Hill Apartments, LLC listed on the policy as addition interest or certificate holder.

Application/Fees

Application fee is $50.00 per applicant and $20.00 co-signer fee. The holding fee to reserve an apartment is $200.00 and is applied to the total deposit/fees equaling the same as the monthly rent. The holding fee/deposit must be in the form of a check or money order. Applications are valid for 30 days, after which a new application must be completed and new application fee(s) paid. Applicant is responsible to provide all documentation required to process application within 24 hours of receipt of application.

Cancellations

Holding fees will only be refunded to denied applicants. The application fee is non-refundable. No holding fees/deposits will be refunded for cancellations as it will be forfeited as liquidated damages.
